BROWN AND ASSOCIATES, INC is a Montana based organization providing assistance in Real Estate development projects. We will provide financial assistance to certain projects that show creative development ideas but lack necessary funding.

Our group will also purchase properties from a client or participate as a partner in development. Land and subdivisions related to these developments are our primary function. However, we have done commercial building construction, residential home construction and all phases of subdivision development.

Some of our previous subdivision projects completed over the last 6 years include:

Hillcrest Residential Subdivision

Along Continental Drive just north of the Serbian Church we completed a 10 lot subdivision for Nistler Homes and Leipheimer Investments. The 2.3 acre parcel that was subdivided had been a long time vacant parcel that was part of the existing Hillcrest Addition.

Wraith Hill Residential Subdivision

Wraith Hill Residential SubdivisionCurrently developed for 11 residential lots near Silver Lake and Georgetown Lake west of Anaconda, MT. These lots range in size from 2 acres to 3 acres and are owned by Richard Stahl. The site was originally a ski hill known as Wraith Hill. Each lot is serviced by individual septic systems and wells. This subdivision includes a park with some historic structures from the old ski hill. These lots are only minutes away from the popular recreation areas of Georgetown Lake and Discovery Basin Ski Area.

Vigilante Estates Subdivision

A 46 lot rural residential subdivision approximately 2 miles southwesterly from the community of Butte. Individual drilled wells and on-site septic systems service the lots. Lot sizes range from 3 acres to 11 acres, more or less.

Vigilante Estates SubdivisionIn February of 2005 we created a smaller subdivision which contained 15 parcels. This Phase provided the developer, Joe Finnegan, some operating capital to complete the larger portion of his development. 13 of these parcels sold within the first 6 months. Prices started in the neighborhood of $5,000 to $7,000 per acre. Current prices can be confirmed at Shea Real Estate Company. Another 31 parcels of the Vigilante Subdivision have currently been approved by the Department of Environmental Quality. Parcels offer spectacular views with a nice ranchette feel.

Columbia Gardens Development

The Columbia Gardens Estates is a 49 lot major subdivision located southeast of the Hillcrest area in east Butte. Developer’s intention was to provide mid-price housing for the Butte community. Historically Butte has had problems with mid-price housing. This is primarily due to the age and long history of the existing Butte housing inventory.

Three models were offered by the developers. The models will offer 1,300 sq ft, 1,450 sq ft and 1,720 sq ft on the main floors. Full unfinished basement included in advertised price unless otherwise negotiated. The subdivision was completely sold and built out by the developers after 5 years.

Copper Fox Estates - Coming 2016

Copper Fox Estates is a planned residential community comprising 84 single family home lots. The property now exists as a 25-acre vacant tract of land near Butte’s Margaret Leary School. The site is currently called Suburban Tract Subdivision and contains 54 large parcels. We will be amending this 54-lot subdivision through winter 2015-16. At the end we hope to have 84 residential building sites.

In spring of 2016 we plan on installing new public sewer and water systems to each lot. New curb, gutter and sidewalks will surround the newly paved streets. We’d like to build a very nice family oriented residential subdivision.

These lots and model homes will be available in the spring of 2016. The builder/developer is currently constructing and selling their model homes in the Beef Trail are area’s and known as Vigilante Estates. Builder Les Thomas and his agent, Jana Richards from Markovich Real Estate, are now selling these model homes.

There is a large demand in the community for new affordable residential housing. For some families, the Beef Trail Area is too far from central community services. Copper Fox Estates is close to public schools, public transportation and shopping.

Brown and Associates, Inc. and Ryan Casne, P.E. will provide the engineering, planning and survey work on this Project. We will submit our revised Copper Fox Estate plat to Butte Silver Bow government review during the next couple months. Normal subdivision review procedures will be followed through the winter where neighbors can comment at scheduled public hearings. Butte Silver Bow commissioners and city planners will implement governmental requirements.

Look for copper Fox Estates in the spring of 2016.
